Find out who has the authority

Start with the governing documents or the management office. In an association that maintains building exteriors, an individual owner hiring a provider could create a conflict or a duplicate bill. In an owner-maintained townhome, the opposite applies.

Maitland has a high rental share, with the 2024 Census-based profile showing homeownership near 44 percent and a median owner-occupied value of 523,200 dollars. Tenants in particular should go through the landlord. Naming communities such as Maitland Village, Park Maitland and Maitland Grove does not tell you the rule, since each association has its own.

What to have ready for the request

• Number of buildings and units, and stories per building
• Whether the property is gated, and any check-in procedure
• Whether gutters have guards
• Preferred timing, such as before the wet season or after the leaf drop
• A contact at the management office
• Whether you want a one-time visit or a recurring schedule

With those details in hand, a provider can give a realistic scope on the first call.

Questions a board should ask

Ask for a written scope, proof of insurance and the plan for protecting landscaping and cars. Ask how the provider handles access to units where the contact is not home. Boards often want a certificate naming the association, which the provider arranges, not us.
